The fitness centre is on the 2nd floor. The gym contains one treadmill, two stationary bikes, free weights, yoga/balance balls, exercise mats, a universal gym and numerous other stationary equipment. It is also equipped with a television.
Fitness Centre Policy
2nd Floor Patio Deck
There is a large patio deck on the west side of the building on the second floor. Access to the patio is through the fitness centre. Residents are reminded that the deck is NOT to be used as a place for their pets to relieve themselves.
Meeting Rooms
Two meeting rooms are located on the 2nd floor, one on either side of the fitness centre. This is where regular strata meetings and Annual General Meetings are held. Use of the meeting rooms will be on a "first come first served basis". Priority will be given to bookings registered through the office Monday to Friday, 8am to 4pm, or by written request.

Move Ins / Outs
All move-ins and move-outs must be booked at least 5 days in advance through the office to avoid fines to your strata lot. As part of the move-in/out booking, staff will reserve an elevator, unlock the loading bay for you and place protective coverings in the elevator. Move-in/out times are daily from 9am to 4:30pm. Any move in or outs after this time MUST be booked in advance and approved, otherwise the tenant / resident / owner may be subject to fines..
Moving in through the front doors is strictly forbidden due to the breach of security, and the potential for tripping hazards and blocking of emergency entrances and exits. All move in and out as well as large deliveries MUST be done through the rear loading dock.

Fees
Move-ins: $150
Large Deliveries: $50
Minor move-ins, such as tenants who are staying in fully-furnished suites and are only bringing luggage, do not require booking. They are still subject to a change in tenancy fee of $150. All large deliveries should be made through the rear loading dock. Deliveries of a substantial nature should be booked in advance, so that the staff can prepare an elevator, and unlock the loading bay.

Fitness Centre Policy
- Owners, tenants or occupants causing disturbance in the corridors will be denied future access to the fitness room facilities.
- Owners, tenants or occupants are responsible for keeping the facilities they use in an orderly condition. All damages will be charged back to the applicable strata lot of such owner, tenant or occupant.
- The hours of the fitness centre shall be from 6:00 a.m. to 10:00 p.m. Outside of these times, no one is permitted in the room.
- Users of the fitness facility are not to drop free weights on the floor or drop weight stacks on the universal gym. This is a disturbance to the commercial tenants on the floor below.
- Youths under sixteen must be accompanied by an adult.

MEETING ROOM POLICY
- First and foremost, these are meeting rooms, and not party rooms. Strata Council for 1010 Howe agree that there is a - no 'party policy' in the meeting rooms, mainly because there are private residences on the other side of meeting rooms. All noise generated in the meeting rooms carries to the residences. Meeting rooms could be used for quiet social gatherings during normal hours of fitness centre access (6am to 10pm).
- The entrance(s) to the fitness room are automatically closed and locked off by key fob access at 10pm, and this is programmed into the security system. If it needs to be changed to satisfy one social event, there is going to be a charge for reprogramming of the system for a one time event, and then a charge to reset the system after use. Strata is not willing to absorb this cost. Please do not 'prop' open the doors, as all noise generated from any event would travel the hallways on second floor.
- If meeting room users are planning to have or serve alcohol, then they would need a liquor license. We as a building would be held responsible if anyone over indulged and drove home while intoxicated and was involved in an accident. The 'event' would have to be licensed which would mean the onus would be off of strata council and the strata corporation and on the individual hosting the event.
- Organizer agrees to comply with all local laws and customs regarding gambling and to indemnify and save harmless the strata corporation and council.
- Organizer is 100% responsible for event set up and tear down, must return the room to the same condition in which found. All damages will be charged back to the applicable strata lot of such owner, tenant or occupant.
- The boardroom tables and chairs that are installed in the meeting rooms are quite substantial, screwed and bolted together and take up a considerable amount of space. Council would strongly discourage disassemble and reassemble or moving of the furniture for any reason.
- The event cannot interfere with the normal operations of the fitness room or interfere with residential access to fitness facility up to 10pm.
- People attending the event must be made aware that it is private residence on the other side of the adjoining wall, and noise must be kept to a minimum at all times, especially after 10pm. If tenants in suites next to meeting rooms complain about noise, then the event coordinator would get one warning to reduce the noise. If there is a second complaint, the event will be shut down immediately. Please consider that the people living next to the meeting rooms or on the 2nd floor may work early the next day.
- Access to the second level outdoor patio would be permitted, please remind all in attendance that the noise echoes off the surrounding buildings and travels up to the suites above.
- Smoking outside ONLY. Proper cigarette disposal receptacles would be need to be supplied and emptied at the expense of the organizer.

Key Fobs
Residential key fobs allow access to the floor your suite is on and common areas only. If your strata lot does not have a parking spot, your key fob will not include access to the parkade.
Please note that the building manager will NOT release keys or key fobs to rental tenants. It is the suite owner's responsibility to ensure your tenants have the necessary keys or fobs. Each unit can have a maximum of 4 key fobs. If you are above 4 fobs issued to your unit, one fob will have to be deleted before another can be purchased or activated.
24 Hour Cameras
The Building is equipped with 24 hour surveillance cameras and a recording system. This system covers all points of entrance and exit.
General
- Never 'prop' open the front doors or any entrance / exit door in the building.
- Always stop when entering or exiting the parking garage to ensure that someone doesn't walk through the open gate
- Never let someone into the building you don't recognize as a tenant or owner

Individual stalls may be leased or rented, ONLY TO OTHER SUITES in the building. It is NOT permitted to rent or lease a parking stall to anyone person or business / corporate entity who does not reside in the building. Arrangements to rent your stall to another resident in the building can be made through the caretaker.

Common areas, including storage area entrances, lobbies and corridors, must be kept free and clear of all debris that may block access to a storage locker or prevent proper egress or ingress to a storage locker or utility room.
Note that the Fire Code stipulates that no items may be stored, or left outside of the lockers. The Strata Council may choose, without notice, to dispose of any items left outside of the lockers.
For the benefit of everyone, please ensure that your storage locker is securely locked at all times.
